Why does my Bay Hill well water smell like rotten eggs?
That smell is hydrogen sulfide gas, and it’s common in Bay Hill because of the sulfur-heavy limestone under Central Florida. When sulfur compounds dissolve into groundwater, bacteria convert them into hydrogen sulfide. It’s not always dangerous, but it’s embarrassing and unpleasant.
The smell gets worse when water sits in your pipes or tank. You’ll notice it most in hot water because heat releases the gas faster. Some people only smell it in certain faucets or after they’ve been away from home for a few days.

What causes the orange stains in my toilets and sinks?
Iron. When iron dissolves in well water, it’s clear. But when it hits air, it oxidizes and turns into rust. That’s what leaves orange and red stains on your fixtures, flatware, and laundry.
Bay Hill’s geology means iron is common in well water here. It doesn’t take much—just a few parts per million—to create visible staining. Over time, iron also builds up inside your pipes, water heater, and appliances, restricting flow and causing damage that costs more to fix than installing a proper filtration system in the first place.
Iron removal systems use oxidation to convert dissolved iron into particles, then filter those particles out before the water reaches your faucets. If you’ve also got iron bacteria, we treat that separately because the bacteria creates a slimy biofilm that protects the iron and makes standard filtration less effective.
How do I know if my well water has bacteria in it?

Coliform bacteria and E. coli are the bigger health concerns. The Florida Department of Health recommends testing for coliform bacteria and nitrates every year, but there’s no requirement for private wells. Will a water softener fix my well water problems?
Not by itself. Water softeners remove hardness—calcium and magnesium—but they don’t remove iron, sulfur, or bacteria. If your water smells or stains, a softener won’t fix that. In fact, iron and bacteria can damage a softener and reduce its effectiveness.
You need to treat iron, sulfur, and bacteria before the water reaches your softener. That’s why we design systems in stages: oxidation and filtration first to remove contaminants, then softening if your water is hard. Trying to soften water that hasn’t been properly filtered just clogs the softener with iron and bacterial slime.
Some companies sell softeners as a cure-all for well water issues because it’s an easy sale. But if you’ve got the sulfur smell or orange stains, you need a treatment system that addresses those specific problems. A softener might be part of the solution, but it’s not the whole solution.
How often does a well water filtration system need maintenance?
Depends on the system and your water chemistry, but most systems need attention once or twice a year. Filters need replacing. Injection systems need refilling. Tanks need cleaning if you’ve got heavy iron or bacterial buildup.

Systems treating lighter contamination can go longer between service visits.
